Road Asbuilt & Acceptance Plans

All municipalities in Massachusetts require road asbuilt plans and road acceptance plans on all subdivision roads before they are accepted by the Town, and before they can become a Public Accepted Street.  Until that happens, the road will remain a private road and will be maintained by the developer/owner of the road.

This requirement for an as-built plan and road acceptance plan is included in the subdivision regulations of the municipality.  The regulations also describe the requirements of the as-built and road acceptance plans.  For example, cement or granite bounds, usually 5″ x 5″ x 36″ have to be set at the P C.(point of curvature) and P.T. (point of tangency) of each curve in the road and at all proposed public easements and open space corners.  See our Road Bound Installation service for more information.

The Road Asbuilt Plan needs to show all structures in the right of way and the easements.  This includes locating the position and elevation of all the pavement, catch basins and pipes, and utilities including water, gas, sewer, telephone and electric.  The plan will show all of this data and it will be used by various municipal organizations for future road maintenance.

The road acceptance plan is a recordable ink on mylar property line plan.  This plan will need to be recorded at the Registry of Deeds and the developer will deed the road to the municipality.  It must show that all the road bounds are set.  It also shows all the dimensions and areas  of the public ways and easements.  A deed desis also prepared to accompany the plan.
