Property Line Survey
Certifying the locations of existing property lines and creating new property lines is the job of a professionally licensed Land Surveyor. At Land Planning, Inc. we know how important property lines are to the owners of the land we are surveying. We are diligent in our methods.
First we will look through your deed and plan and any historical records as needed to find the original monuments of record. Then on site our field crew will diligently look for the monuments of record. Using modern surveying equipment we will accurately locate these original monuments as well as other monuments and occupation lines found during our reconnaissance.
Once the initial field work is completed we will compare the monuments found to the deeds and plans that describe the property. If there are original monuments called for but not initially found we will often go back to the site with a stakeout and perform additional reconnaissance. Many New England surveys are quite old and can have very vague descriptions.
Some lazy or non-certified ‘surveyors’ will do the job cheap, but they will only locate a fence or a retaining wall and assume it is the property line. At Land Planning, Inc. we put in the effort required to properly locate your property lines.
For lots more recently created with modern recorded plan standards, surveying can be much easier, and surprisingly affordable. We offer free estimates for Land Surveying. In pricing your estimate we will do a fair amount of initial research. This will allow us to deliver an estimate that will reflect the final bill. Every survey is unique there is no one price fits all solution. So you can expect that a large lot that has not bean surveyed for 200 years will cost considerably more than a small lot created 20 years ago.
