Commercial Site Plan Design
For projects zoned or to be rezoned for business or industry, there are many design options to choose from. Land Planning, Inc. has designed site plans for many developers, land owners, small businesses, and large corporations. We have the experience and technical know-how to design and permit the commercial or industrial site you envision for your business.
Before any design work is done we will sit with you and have a lengthy discussion with you in order to understand your goals, your business and your business’s daily operations. For example, what size trucks make deliveries to you and pick up your products? How do your customers interact with you? How much parking for employees and customers will be needed? How much traffic will you generate? What will be your sewer and water needs? What will be your hours of operation? How many square feet of office, warehouse and production space will you need. We also factor in growth predictions.
We will then explain to you the design and approval process and the expected schedule for surveying the existing conditions, designing the new site and obtaining the necessary permits. We will also, draw some preliminary concept sketches while you are at our office in order that we can best understand your goals and make you an active participant in your design.
Before you leave our office, and before any field survey work is done, using the abundant resources of the Internet, we can collect approximate property lines, topography, soil types, wetlands, zoning data, existing utility data, and other existing parcel features that could impact the site. This allows us to prepare comprehensive preliminary site plan while you sit next to our computer CAD designer.
You will be able to see your site in three dimensions, from the air, as if you were in a helicopter flying over your site. We can easily reposition buildings, parking, and driveways to best satisfy your needs. When you leave our office after those first few hours, you will walk away with an excellent understanding of your site, and you will have confidence that we understand your project and are in concert with your intentions for the project.
Their are several reasons why this unique Land Planning, Inc approach to site design can save our clients time, money and aggravation. For one, the parcel could have severe restrictions such as wetlands, rivers, endangered species, traffic alignment issues, open space requirements, and other restrictions.
For the business or cooperation looking to purchase a parcel for development, after one meeting with us at our office you can have confidence that the site you envision for your company can be achieved on the subject parcel. And if the parcel is appears to be too limiting, you can look for a parcel that better suites your needs. Many cooperations have had large expensive, site plan designs completed, only to have the local Municipality either limit the project, effecting the companies ability to have a successful site, or deny the project.
Land Planning, Inc. can save your company money and deliver the project you want for you business. Modern regulations hold commercial and industrial sites to a higher standard. Even small additions to structures or parking areas will typically trigger site plan approvals.
Land Planning, Inc. treats every project individually, as if it were our own, and we will work closely with the Town/City employees. We have been in business for over 28 years and we have developed a rapport with the employees of the various Town and State offices. We understand their goals, and have successfully worked closely with them on many projects in the past. We can ask for waivers, low impact designs, minor site plan classification, and other cost reducing options for small projects to save your business money.
Site plan designs for commercial and industrial sites requires very unique solutions to deliver the product clients want. Gone are the days of paving every inch of your land and sending an increase in runoff to the abutting lands. For projects on a highly desired parcel, with severe restrictions, this can make the difference between seeing your site come to fruition or settling for less.
